Long and short lets of Apartments and Houses in Gozo, Malta’s sister island in the middle of the Mediterranean.

Shorts lets would be a duration  from two days to less than one year.

 

Rates will be according to location, standard,  number of persons and duration.

 

Normally a short let will include in the price, water, electricity, gas and a weekly change of linen and towels. A long let is considered one year or more. Rates will be according to location and standard of the property.

 

The price for long lets will NOT include water, electricity, gas and a weekly change of linen and towels as the short lets do. This is normally paid by the tenant in long let lease. The price will be rated on a monthly rate, but the price usually takes into consideration that the lease is for one year or more.

Costs involved: Prices are based on a monthly rate.

 

Starting from Euro 300 per month upwards for that something better.  As mentioned prices will depend on location and standard.

 

If you are negotiating through an agent, there is a small fee payable only once equal to one month’s rent plus VAT, paid half by the owner and half by the tenant

 

Payment depending on negotiations at contract stage. Term payment can be monthly, quarterly, half yearly or annually in advance, but this depends on what the owner wants.

 

Generally, all owners ask for a deposit (Damage Money) on signing of the rental contract.  Usually, this is equivalent to one month's rent and is retained by the owner until you vacate.  It is returned once the owner asserts no damages have been caused to the property and there are no pending bills.

 

Some owners ask for a monthly deposit when the rent is due to cover part of costs for the water and electricity consumption. This is like a part payment. Once a bill has been issued or calculated, any overpayment is returned, or you may need to pay the difference on the amount collected if you underpaid.

 

If the owner is in the VAT scheme you will need to pay the VAT on top of this monthly rental listed. Currently VAT is at 7%, and the owner is obliged to collect VAT for a maximum period of 12 months. After this period you will not need to pay VAT. If you change property locations after one year, you will not need to pay VAT on rental again as long as you have the Fiscal receipt from your previous Landlord.

 

For foreigners, a long let license is required by law equal to one month’s rent payable to the Malta Tourism Authority. This can be paid by the owner, tenant, or half and half. Who pays this is usually agreed upon at contract stage.

 

Utilities:

 

Utilities such as  water, electricity, gas, Telephone, Internet are always extra and to be paid by the tenant.

 

Water and Electricity is metered and based on consumption. An indication of rate prices for 4 persons would be Euro 300.00 for 4 months.

 

Gas is bottled and distributed by a delivery truck to your door step; Gas is used for Cookers and heaters. A full bottle of gas costs Euro 15.00 which usually lasts for quite a few weeks, again depending on your consumption.

 

Telephone lines are readily available usually within a 5 -7 working days waiting period for installation. Calls are metered.  Providers Go plc and Melita plc

Internet Service providers either wireless or by cable are also readily available. Providers Go plc, Melita plc and Vodfone plc.
